Commercial contractors

Know what's wet before you price it.

A moisture survey, a map of what is wet, cores to confirm it, and a full inspection of defects, workmanship, and damage. Then the number. We complement your bid: the customer stays yours, and the owner gets the best system the budget can hold. Materials and extra hands stay optional. We go where the job is, and materials ship to the site.

The record

Four things, in this order.

Non-destructive impedance moisture survey aligned with ASTM D7954, confirmed by cores per ASTM C1616, using professional roof moisture scanners (Tramex), and a full inspection of defects, workmanship, and damage. The bid is written from this record.

01

Scan

A non-destructive impedance survey of the roof, aligned with ASTM D7954.

02

Moisture map

Wet and dry areas recorded, so your number is written against the map.

03

Confirmatory cores

Cores of the existing system confirm the survey (ASTM C1616).

04

Written recommendation

Repair, coat, or replace, in writing, from the moisture survey and the inspection. You and the owner are looking at the same pages.

Where an impedance survey cannot read the roof, including many metal systems, the inspection and the cores still lead the written recommendation.

For the bid

What changes on your number.

We specialize in coatings, backed by 30+ years across commercial roof systems. We help select the system the record supports: coatings and restoration, single-ply (TPO, PVC, EPDM), modified bitumen, built-up, metal, or spray foam. We do not manufacture or sell every system.

Rexcel Coatings is our materials partner when you order coatings through us, and the manufacturer ships to the site. Extra installation crews are optional and work under your direction.

Plainly stated. OneTen's founder is a partner in Rexcel Coatings, so OneTen benefits when materials come through Rexcel. You are never required to buy through Rexcel to work with us.
On the roof

Work from the field.

Base coat beside topcoat, a probe in the foam, and coating being sprayed. Captions stay with the work.

Responsibility

Scope in writing. Requirements from the manufacturer.

We follow the manufacturer's published requirements, and our scope on every job is in writing. We're not a contractor, and we don't compete with you for the job.

Sample report

See the pages you would price from.

Wet-area quantities, an inspection log of defects, workmanship, and damage, a core log, and a written call on a fictional 19,200 SF roof. The owner ranges are a demo bracket. The bid stays yours. OneTen is not the contractor.
